Employment Type: Full-time
Reports to: Group Managing Director or designated Executive; project reporting to the relevant Steering Committee
Supervises: Project Management Specialists, Officers and other project resources assigned from time to time
Initial priority assignment: Development of the Company’s proposed Corporate Headquarters Job Purpose
To manage the end-to-end delivery of internal, client-facing, capital and strategic projects assigned by the Company, from initiation and planning through implementation, transition to operations and close-out. The Project Manager coordinates people, processes, consultants, contractors, technology and budgets to achieve approved business outcomes within the agreed scope, programme, cost, quality, risk and compliance requirements. The role may support one or more projects at a time. Project-specific deliverables, governance arrangements and delegated authority will be defined in the applicable project charter, initiation document or assignment brief.
Job Objectives
Deliver assigned projects within approved time, cost, scope, quality and other agreed constraints. Coordinate internal teams, consultants, contractors, vendors and other stakeholders so that their activities remain aligned with the intended outcomes. Use personnel, technology, information and budgets efficiently to maximise value and minimise delay, duplication and waste. Maintain disciplined scope, risk, issue and change control and provide Management with timely, reliable information for decision-making. Ensure that completed projects are properly commissioned, handed over, documented and transitioned into operations.
Work with sponsors and stakeholders to define the business need, project objectives, scope, success criteria, assumptions, constraints and expected benefits. Prepare or coordinate the preparation and formal approval of the project charter, project initiation document, business case and Project Execution Plan, as applicable. Develop and maintain detailed long- and short-term plans, work breakdown structures, resource plans, budgets, milestone schedules and integrated master programmes. Confirm that project requirements are feasible and that the necessary resources, approvals, funding and specialist capabilities are available before commitments are made. Establish the governance structure, responsibility matrix, decision routes, reporting calendar, communication protocol and document-control arrangements for each assigned project.
Coordinate internal resources, cross-functional teams, third parties, consultants, contractors and vendors for effective project execution. Serve as the principal day-to-day point of contact for assigned projects and ensure that team actions, dependencies and interfaces remain aligned. Manage relationships with project sponsors, clients, users, consultants, regulators and other stakeholders, addressing concerns and maintaining clear expectations. Convene and support project meetings, prepare decision papers and action trackers, and follow agreed actions through to completion. Report and escalate matters requiring Management or Steering Committee attention with clear analysis, options and recommendations.
Maintain approved baselines for scope, programme, cost, quality and benefits and monitor actual performance against them. Track milestones, deliverables, dependencies, commitments and resource utilisation using appropriate systems, tools and techniques. Analyse schedule and cost variances, identify emerging slippage or exposure early, and coordinate practical recovery or mitigation plans. Apply formal verification and change-control processes to proposed changes in scope, schedule, design, cost, resources or expected outcomes. Produce concise weekly updates and comprehensive monthly performance reports covering progress, programme, cost, quality, risk, issues, decisions, change, procurement and priorities. Maintain accurate project dashboards, action logs, decision logs, risk registers, issue registers, change registers and lessons-learned records.
For the Corporate Headquarters development and other construction or capital projects, the Project Manager will also:
Act as the Company's client-side representative within delegated authority and coordinate the activities and deliverables of architects, engineers, quantity surveyors, contractors and specialist service providers. Maintain the design-deliverables schedule and facilitate multidisciplinary reviews to identify omissions, interface conflicts, constructability concerns, lifecycle implications and value-engineering opportunities. Coordinate site preparation, mobilisation, logistics, access, temporary facilities, investigations, construction activities, inspections, testing and statutory approvals. Undertake regular site visits, verify reported progress against physical work completed, and track defects, incomplete work and corrective actions to closure. Monitor the implementation of approved quality plans, inspection and test plans, method statements and health, safety, security and environmental requirements. Ensure that technical reviews, instructions and certifications are issued by the appropriately qualified and appointed professional consultant.
Support procurement planning, tender documentation, evaluation criteria, due diligence and appointment recommendations in accordance with the Company's approval processes. Ensure that scopes, deliverables, fees, timelines, responsibilities, insurance, guarantees and acceptance criteria are clearly documented before appointment. Maintain a register of contracts, award letters, milestones, bonds, guarantees, insurances, notices, claims, extensions and payment obligations. Review invoices and supporting documents against approved milestones and certifications and make evidence-based payment recommendations through the authorised approval route. Work with Finance, procurement personnel, quantity surveyors and other advisers to maintain cost plans, cash-flow forecasts, commitment registers and forecasts at completion. Ensure that variations are defined, justified, priced, assessed for programme and risk impact, and approved before implementation, except where emergency action has been formally authorised.
Identify, assess, assign and monitor project risks and opportunities and escalate material exposure promptly. Manage and track issues, non-conformances and corrective actions until verified resolution. Perform or coordinate proportionate quality assurance and quality control throughout delivery to maintain approved standards. Monitor compliance with applicable laws, statutory approvals, contracts, company policies, delegated authority and project governance requirements. Promote ethical conduct, transparent procurement, conflict-of-interest disclosure, accurate reporting and responsible use of project resources.
Documentation handover and close-out:
Create and maintain complete, accurate and version-controlled project documentation in accordance with the approved PMO or project framework. Ensure that correspondence, drawings, reports, invoices, instructions, approvals, minutes and records are routed through the designated company coordination and record-keeping process. Plan and coordinate testing, commissioning, transition to operations, training, snagging, practical completion, handover and close-out. Secure the required completion records, including as-built information, manuals, warranties, asset registers, approvals, certificates and final reports. Complete project closure documentation, benefits and lessons-learned reviews and post-project reporting.
The Project Manager may coordinate activities, request information, convene meetings, review submissions, verify progress, escalate concerns and make recommendations within the authority delegated by the Company. Unless separately authorised in writing, the Project Manager may not appoint or terminate a consultant or contractor, approve a payment or variation, grant an extension of time, change an approved design or scope, sign a contract, or otherwise commit the Company to additional liability or expenditure. The Project Manager's coordination or review does not transfer or replace the statutory, design or professional responsibilities of an appointed architect, engineer, quantity surveyor or other regulated professional.
Initiation and governance: Approved project charter or initiation document, Project Execution Plan and governance arrangements are in place before implementation. Programme performance: Milestones and deliverables are achieved within approved schedule tolerances; emerging delays are escalated with credible recovery plans. Cost performance: Commitments, forecasts and actual expenditure remain within approved budget tolerances, with material variances identified early. Scope and change control: Scope remains stable, and all material changes are assessed, documented and approved before implementation. Risk and issue management: Material risks and issues have owners, response actions and target dates and are escalated and closed within agreed timelines. Quality and compliance: Deliverables meet approved acceptance criteria; defects and non-conformances are resolved; applicable approvals and compliance evidence are maintained. Reporting and records: Required reports are accurate and submitted on time; project records are complete, current, controlled and readily auditable. Stakeholder management: Sponsors, clients and key stakeholders receive timely information and demonstrate satisfactory confidence in project coordination. Handover and closure: Projects are properly commissioned, transitioned, documented and formally closed, with benefits and lessons captured.
Specification and qualifications
Minimum of a Bachelor's Degree or Higher National Diploma in Engineering, Architecture, Quantity Surveying, Building, Construction Management, Project Management, Business, Information Technology or another relevant discipline. An engineering or built-environment qualification is advantageous for the initial Corporate Headquarters assignment but is not the only acceptable route into the role.
A recognised project-management certification such as PMP, PRINCE2 Practitioner, PMI-CP, APM/ChPP or an equivalent qualification is strongly preferred. For a candidate whose academic background is outside engineering or the built environment, a recognised project-management qualification and substantial successful construction or capital-project experience are required. Professional membership or registration with an applicable body such as PMI, COREN, ARCON, QSRBN, CORBON, NSE, NIA, NIQS or NIOB is an advantage, according to the candidate's discipline. Agile, Scrum, or AgilePM certification is advantageous for technology or transformation projects but does not replace the construction-delivery experience required for the initial assignment.
Minimum of eight years' relevant project-delivery experience, including at least five years in a Project Manager, client-representative or project-lead role. Demonstrable experience coordinating multidisciplinary consultants, contractors and internal stakeholders on significant construction, infrastructure or capital projects. Experience across design, procurement, contract administration, construction, commissioning, handover and transition to operations. Experience delivering corporate, institutional, commercial or mixed-use developments of comparable scale or complexity is strongly preferred. An engineering qualification alone is not sufficient without demonstrable professional project-management competence and relevant delivery experience; equally, generic project-management experience without substantial construction exposure is insufficient for the initial assignment.
Proven record of delivering projects on time, within budget, to specification and in accordance with required quality and compliance standards. Strong planning, organisation, analytical, strategic-thinking and problem-solving skills, with close attention to detail. Leadership, facilitation, negotiation and conflict-management capability across multidisciplinary teams. Excellent written and verbal communication and the ability to prepare clear executive reports, recommendations and decision papers. Sound commercial judgement and the ability to distinguish operational coordination from matters requiring formal approval. Emotional intelligence, adaptability and the ability to manage relationships with executives, clients, technical professionals, contractors and vendors. High integrity, accountability, confidentiality and commitment to transparent documentation and continuous professional development. Proficiency in project scheduling, reporting and collaboration tools, including Microsoft Project, Primavera P6 or equivalent, and Microsoft Office applications.
